When first-time home buyers Cassidy Hinson and David Webber closed on their Riverview home last year; They hope to beautify the place and make it feel like home.

Before the couple was allowed to move in, the roof was repaired; It involved a $40,000 renovation project that included refinishing the floors and replacing the drywall.

Six months later, Hinson and Webber said they’re still trying to figure out why they paid $5,000 more than their $5,000 insurance deductible.
“People keep saying, ‘Welcome to home ownership,’ but that’s not the crash course I want,” Hinson said.
Their insurer, Edison Insurance, said it is working with the couple to reach a resolution and will process additional damage claims and cover some of the couple’s other expenses. A company spokesman did not respond to specific questions about Edison’s policies.
This is the third installment in the occasional series “Housing Horror Stories,” which explores the trials and tribulations of the white real estate market facing Tampa Bay residents.
How Home Insurance In Florida Is Calculated
When Hinson and Webber first talked to their insurance adjuster, they said, “We need to fix everything we need to be comfortable in our home.” “I think we’ll pay for it.”
Edison sent a field surveyor to survey the damage a week after the storm. But the couple said Edison didn’t give them an estimate until December and had already hired contractors. Hinson and Webber tried to get their insurance company to confirm the estimates from their contractors, but Edison did not respond.
They said their policy would only cover a predetermined “fair market value” when sending the company invoices for work. Some of the settlements exceeded that amount, so the couple didn’t get all their money back.
Addison has promised to cover temporary housing costs, the couple said. Hinson and Webber spent about $6,000 renting an apartment while they renovated their home.

When I submitted the invoices, they said they didn’t have the proper documentation. “There was no direction from them,” Webber said.
Paul Handerhan, president of the Fort Lauderdale-based Federal Insurance Reform Association, said he believes the insurance company should be required to pay the full cost of the settlement.
Typically, insurance companies inspect the home; He explained that they will determine the extent of the work and estimate how much the policyholder should spend.
Once the homeowner starts talking to contractors, if the price is in any way different, “the insurer should present the estimates to the policyholder for review,” Handerhan said.

Hiring contractors is another hurdle. Many of the companies recommended to Hinson and Webber worked in the Fort Myers area, where the damage from the storm was more severe.
Most of the work was completed within six weeks. But when the couple moved in, they said they noticed the floorboards in the staircase were not properly placed. The flooring company had to come back seven times in five months before the problem was fixed.
A contractor was able to remove the tree from their home within days of the storm, but the couple said it took Hillsborough County nearly four months to retrieve the remaining debris. Meanwhile, tree branches piled up on the lawn, killing the grass, garnering negative reactions from homeowners and nearby neighbors.
“It’s been a scene in the neighborhood for months,” Hinson said. “People stop us and say we need to do something.”

Travis Barnes, sustainable materials management manager for Hillsborough County Solid Waste, said it took 12 weeks to collect debris from the couple’s home. A wait time should be expected for any storm of Hurricane Ian’s strength, he said.
If Hinson and Webber can prove their neighbor was responsible for the downed tree, they won’t have to pay for the damages.
The property they own is owned by the real estate investment company Invitation Homes. At the time of the incident, the tenant complained to Hinson and Webber about the tree before the storm, but the landlord took no action.
The company determined the tree was healthy and “chose to leave the tree,” an Invitation Homes spokeswoman said in a statement.

When the couple contacted the host, they said that if they wanted to participate in the invited homes, they would have to take legal action. This was enough to stop Hinson and Webber.
But according to Handerhan, This does not always happen. If the other party can prove they were not negligent, your insurer may act on their behalf.
“It’s helpful to report these issues to your insurer because the negligent party may be required to cover everything, including deductibles,” he says.
As the next hurricane season approaches, Hinson and Webber said they’re taking extra precautions to make sure they’re prepared if they need to file a claim.

Hinson says their advice for new homeowners: “Constantly take videos and photos of your property and the condition of your home so that if you’re asking for things like this, you have to prove what it looks like and what it used to look like.”
